Wow, not only is it time for the Lake Norman Real Estate’s new monthly wallpaper calendar, it is also the start of a new year!

This past December brought the greater Lake Norman area as well as much of the country an early dose of winter.  While some winters Lake Norman has hardly a dusting of snow, several weeks ago we got about 4″ in Mooresville and a great deal more up in our mountains.  Not that I am complaining. Unlike my home town of Pasadena CA, Lake Norman and the greater Charlotte area don’t have one major New Years’ celebration.  Our public celebrations are, for the most part, found at local restaurants and entertainment venues spread throughout Lake Norman and Charlotte.  From 5-course dinners to rockin’ oldies bands, there truly is something for everyone.

  Potential Lake Norman waterfront home buyers ask me frequently about the range of water levels on Lake Norman as well as the possibility of flooding.   The very best resource regarding Lake Norman water levels bar none is Duke Energy’s Check Lake Norman Water Levels website which Duke Energy updates daily.  On this site you can get the actual lake levels of all 11 lakes that are part of the Catawba River System as well as the “target”” Lake Norman water level for that day, the minimum , maximum, range and any lake message updates.  They also provide a schedule of flow releases and other related data.  (Note, the picture above is of a pier on Slanting Bridge which has the lake level markers on it.  You can see that when I took this photo we were just one foot below full pond.) Lake Norman Real Estate’s Two-Week December Hot Sheet

This month may be one of the most significanat to date for gaining a clearer sense of direction for our future Lake Norman real estate market.  We know that November experienced stronger sales due in part to the expectation of the expiration of the first-time buyer tax credit.  If sales continue to show improvement this month, it may be an indication that the bargains are drawing more and more buyers into the Lake Norman housing market.

One interesting thing I have observed is that many banks want properties off their books by the end of the year.  I just has a short sale approved after months of waiting…but the stipulation was that we had to close by Dec. 30th.  This may also contribute to a relatively strong December.

It is not too late to get out and enjoy some of the many special holiday activities in the Lake Norman and greater Charlotte area!  While I didn’t write this in time to tout my favorite:  The Davidson Christmas which was held last weekend, I was still able to find quite a few events, programs and fun from now through the rest of the year!
