Fall is a very special season on Lake Norman.  The tree-lined shoreline becomes ablaze with vibrant shades of reds, oranges and yellows as our many Maple, Gum, Poplar and other stunning trees transform in preparation for winter with a back drop of our brilliant Carolina Blue Skies.  The reason many folks relocate to Lake Norman is because we do have 4 distinct seasons albeit very mild ones. Fall and Spring are definite my favorite times of year!

It is wonderful how one great photo like this can tell you quite a lot about Lake Norman.  The Shoal signs scattered around Lake Norman warn boaters of shallow spots or hazards.  This awesome Osprey and her nest represent one of Lake Norman’s myriad birds that are particularly treasured and even the focus of the Lake Norman Wildlife Conservation group who builds structures to encourage Osprey’s to nest.  Beyond the Shoal signs is the typical, lush, tree-lined shoreline with lovely homes peeking out enjoying the beautiful Carolina blue skies and the expansive blue water that is Lake Norman.

Newcomers to Lake Norman don’t always appreciate just how big our beautiful lake actually is and how many types of boating it accomodates.  We have two yacht clubs that offer wonderful sailing activities, comraderie and competitions.  This photo is of a race just off the Brawley School Road Peninsula in Mooresville on a beautiful summer’s day.  If you look closely on the far right you can see the Lake Norman Yacht Club.  I have very fond memories of crewing in sailing races as a child.  The boats were small but the races were serious and lots of fun!

Spring is now in full bloom in Lake Norman. Our myriad lush hardwood trees with their many stunning shades of green hug the Lake Norman shoreline and the waterfront homes are peaking out between them to enjoy the gorgeous views of blooming azaleas, Dogwoods, and so many colorful flowering plants.

I am thrilled that THE local expert on plants and wildlife, Christine Lisiewski (who works at my favorite Dearness Gardens Nursery in Huntersville), has provided us with another one of her amazing photographs for this month’s calendar. What is wonderful about living on Lake Norman is not just what an amazing place it is but also how close Lake Norman is to so many other great places like Charleston SC (3.5 hour drive), Atlanta (5.5 hour drive), Washington DC (6 hour drive) and the gorgeous beaches along the coast of North Carolina which are only about 4.5 hours away. However, my favorite getaways are places like Asheville and the Blue Ridge Parkway which are only 90 miles are quick 1.5 hour drive on I-40.  It isn’t hard to find beautiful country scenes like the one above!

One of the most common questions I get when I first meet a new buyer relocating to Lake Norman is about our weather; especially how hot does it get in the summer and how cold in the winter.  Lake Norman enjoys very mild winters. As a snow lover I get excited each time we get a little but it rarely lasts more than a day.  However, once in a while we do get a “real snow” like in the photo above of The Graham house on Grampian Road in Mt. Ulla which is a small, rural town adjacent to Mooresville.

While searching for a great photograph for this month’s Lake Norman Real Estate’s wallpaper calendar, I came across this beautiful shot of the Mayflower 2. While it is located far from Lake Norman in Massachusetts, I thought it was a fitting and a bit different way to honor the month during which we celebrate Thanksgiving!

The original Mayflower that sailed to Plymouth in 1620 no longer exists. Plimoth Plantation’s full-scale reproduction, Mayflower II, was built in Devon, England and crossed the Atlantic in 1957. The details of the ship, from the solid oak timbers and tarred hemp rigging to the wood and horn lanterns and hand-colored maps, have been carefully re-created to give you a sense of what the original 17th-century vessel was like.

Fall in Lake Norman NC is truly epitomized in this photo; the bright “Carolina Blue Skies”, the brilliant fall colors offered by Lake Norman’s shoreline of stunning hardwood trees, the pretty blue water, and the serenity of life at a waterfront home.  In the last few weeks we saw the last of  our warm summer temperatures give way to our nearly perfect 70 degree days and 50 degree evenings.  Windows can be open all day offering invigorating fresh air and gentle breezes in our homes.  Cycling and outdoor sports of all kinds are so much more enjoyable.  Life is good! I truly love living where we have 4 seasons.  Just as I tire of one, the next one arrives.

Lake Norman sunsets are as unique as snowflakes. While no two are identical, they are almost all stunning!  Sometimes it seems as if the horizon is on fire. Other times, like when I took the photo above from one of my waterfront listings, they are soft pink and lavender hues.  As you can see, on a slightly windy evening the water will even get small white caps while on a calm evening the water truly becomes a stunningly clear mirror of the shoreline.

Life in the Lake Norman NC area offers myriad experiences and adventures both on and off the water.  While you may never want to leave the beauty of Lake Norman and all of the boating and recreational activities it offers, you don’t have to travel far to find gently rolling farmland and country scenes like the one in this month’s calendar photo.  I happen to love sunflowers and barn quilts are great fun to discover so this photo is particularly appealing to me.  Whether it is a sea of sunflowers on the roadsides of the Tour de France or right here in NC, these cheerful flowers epitomize the joys of summer.

I have written a lot about life in Lake Norman and how we have two very different types of communities within the same towns.  This is particularly true in the town of Mooresville where you will find Donald Trump’s Trump National Golf Club and the largest number of waterfront homes and estates on all of Lake Norman. However, if you travel east of Interstate 77 you will discover the original, historic town of Mooresville which was developed along the railroad in the 1800’s for its earliest residents, cotton farmers.  Since I moved here in 2005 Historic Downtown Mooresville has gone from a sleepy town to a true destination with great restaurants, shops, art galleries, entertainment and a number of festivals and community events.  The photo above is taken at the recently upgraded John Franklin Moore Park which is adjacent to the railroad tracks.  Last July the Exchange Club created this wonderful display of American flags for the 4th of July.  In the background is the original train depot which is now home to the Mooresville Artist Guild as well as some other historic buildings on Main and Broad Streets.

Lake Norman waterfront real estate: Does it have to be love at first site?

As I have written for years, Lake Norman’s waterfront lifestyles are almost schizophrenic.  On the one hand, we have the renowned luxury community The Point that is now affiliated with the Trump National Golf Club and offers stunning waterfront estates, impeccably landscaped homes and common grounds which offer a more uniform lifestyle dictated in part by the very strict home owner association rules and regulations which are in place to protect the quality and integrity of this very special community.

With 520 miles for shoreline however, most of Lake Norman’s waterfront homes are not in luxury communities but rather in as varied neighborhoods as you can imagine.  Keeping in mind that Lake Norman was created by Duke Power in the 1960’s and initially waterfront lots sold for as little as $500 you can understand that there still exist cabins, single and doublewide mobile homes dating back to it’s origins before I-77 was completed and before Lake Norman evolved into the global destination that it is today.

Honestly, most of my waterfront buyers want large, newer homes on Lake Norman’s Main Channel.  While I moved here in 2005 from Pasadena CA where I listed and sold primarily historic homes, I must admit I have grown so accustomed to showing  newer homes that when I went on a listing appointment a month ago knowing that the waterfront home was built in 1975 I had already decided it wouldn’t probably be one that I would get excited about listing.

My first mistake was wearing my The Point glasses when first touring the home and property. (Which I think many buyers do as well).  I made quick and bias assumptions focusing mainly on what the property wasn’t.  Each subsequent visit increased my interest and my memories of how to truly look at and appreciate a unique home starting with the realization that I have to stop using The Point yardstick when measuring the homes value, both monetarily and emotionally. It’s June and it’s definitely time to get out on Lake Norman!  Whether you enjoy sailing, power boating, water sports of all kinds including water skiing, wake boarding, wind surfing, kayaking, rowing, paddle boarding, tubing, swimming, fishing or just plain handing out on the water or on one of the myriad islands with your friends Lake Norman is the place to have fun in the summer!

As you can see from the photo above, Lake Norman is a huge lake that can accommodate large sail and power boats of all kinds.  There are two yacht clubs, the Lake Norman Yacht Club in Mooreville down Brawley School Rd adjacent to the Trump International Golf Club and The Peninsula Yacht Club located in the luxury community The Peninsula in Cornelius. There is also a non-profit: North Carolina Sailing and Rowing center at Blythe landing that offers lessons and sailing and rowing programs to the public at minimal costs.

March is a wonderful month here in Lake Norman. After being dormant all winter, our trees and gardens start to come alive this month. As in the beautiful photo above taken at Davidson College, one of the first signs of springs are pink and white blossoming trees that seem to bloom over night.  Daffodils are popping up all over our gardens and even in the natural areas around Lake Norman. All of the beautiful hardwood trees lining the shoreline of Lake Norman are just beginning to bud but will once again be brilliant shades of green by April. And then come the incredible azaleas!

Davidson College and the Town of Davidson itself is truly a beloved part of life in Lake Norman.  The quaint, historic town offers many cultural and natural pleasures from Concerts on the Green, theater/dance and lectures at the campus to their awesome Saturday morning farmers market offering organic produce and meats.

North Carolina is known for their picturesque historic light houses; from Cape Hatteras and Ocracoke Island to this one pictured above known as the Bodie Island Light Station.  This is actually the third  lighthouse built on Bodie Island to supplement the Cape Hatteras Light House as the first one was abandoned due to poor construction and the second one was blown up by retreating Confederate troops in 1861.  For years it has helped southbound ships fix their position for navigating the dangerous cape.  Now part of our National Park Service, it is still a functional navigational aid, but the tower remains closed to the public.

While we don’t get a lot of snow in the Lake Norman area, the mountains are only 90 miles away so if you miss the white stuff it is not too far from here. There is something special about the rolling Blue Ridge Mountains.  When you find a vista point like this one it seems as if the mountains go on forever.  They are such an easy drive either in the summer to find cooler weather and gorgeous mountain hiking, cycling and rafting or in the winter where we do have several ski resorts.  (Or, in the fall to see the spectacular autumn colors!)

Yes, we do get a bit of snow here in the Lake Norman area!

Those of you who have followed this blog since 2007 will know that I have written about the schizophrenic nature of our Lake Norman communities along the east side of the lake where you will find the historic Main Street towns of Mooresville, (pictured above), Davidson, Cornelius and Huntersville on the east side of Interstate 77 and then the newer sides of these towns on the west side of I-77 along Lake Norman.

This gorgeous photo taken by renowned artist Cotton Ketchie, owner of Mooresville’s Landmark Galleries, captures the charm and small-town feel of Historic Downtown Mooresville so beautifully.  On the right is the window of  D.E. Turner’s Hardware Store which was opened in 1899 and where you can still buy an old-fashioned red wagon or ice cream churn for your children.    The charming street lights and restored brick storefronts make one feel like they have traveled back in time to when cotton farmers made up the majority of the 3000 residents. (Thanks to growth, particularly on the Lake Norman side, the population has grown ten-fold since then.) Continue reading

 I am thrilled to announce that renowned artist Cotton Ketchie, owner of Mooresville’s Landmark Galleries,  has generously provided me with well over a year’s worth of  spectacular photos for Lake Norman Real Estate’s monthly wallpaper calendars!  Cotton first became known for his stunning watercolors but a few years ago not only expanded to photography but also became a prolific writer.  There is no better person to provide insight into the history of Mooresville. His first book, Memories of a Country Boy , is a witty account of Cotton’s childhood growing up in Mooresville.  If you are in the Lake Norman area it is well worth the time to visit him at his gallery on Main Street in Historic Downtown Mooresville.  Or, you can follow him on Facebook!  He was one of the first persons I met when I moved here in 2005.  Since then I am honored to call him and his wonderful wife Vickie friends. Lake Norman Real Estate’s August 2012 Wallpaper Calendar

 

This month’s picture is a great example of a wide cove with deep water and views out to the main channel of Lake Norman.  For folks who don’t want the waves and noise that goes along with those incredible main channel views, a cove like this one is a great option.  It has deep water and is wide enough to offer lovely views.  I took this picture from the dock of a home I sold for “land value” for $305,000 last month.  It was an exceptional deal! It’s the weekend before 4th of July and it is HOT outside so what better place to be than on “the lake” as we call it here?  I took this photo a few weeks ago while out on our boat.  It really captures  life here: gorgeous blue skies and water, thick green trees, lovely waterfront homes and folks out having fun on the lake. Water skiing is just one of myriad sports and activities on Lake Norman!

Lake Norman Real Estate’s June 2012 Wallpaper Calendar

 

Lake Norman attracts home buyers from quite far away.  I have had clients from literally all over the U.S. plus Russia, Sweden, England and Australia!  One of the hardest things to explain to buyers during their first visit is the vast array of types of lots, homes, neighborhoods, towns and counties that all call Lake Norman home.

When I drove by this small farm on John Connor Rd (and across the street from The Peninsula) in Cornelius I realized it would be the perfect photo to use to exemplify our diversity.  If you look out to the lake on the right hand side you can see the large estates and lovely boat docks located in the gated community of Connor Quay.  Such is the fun of living in Lake Norman.  If you want to be in an exclusive community we have plenty of those.  But if you are like me and enjoy driving by a horse farm or two on the way home Lake Norman offers neighborhoods like this as well.

One last thing about this photo.  Note the color of our dirt.  Yes, it is really that red and is actually more like clay than dirt.  But, as you can clearly see, it doesn’t hinder gardening or even farming for that matter! Continue reading

Lake Norman Real Estate’s May 2012 Wallpaper Calendar

 

If you are a sunset person, then you will love Lake Norman.  Every evening offers a unique version of the photo above which I took recently at one of my waterfront listings.  Sometimes they offer a stunning contrast of the colors of a brilliant fire reflected in a dark layer of glass like this one.  Other times our sunset are soft pastel pinks, blues and yellows:

 

I have a special group of tools with me at all times when showing waterfront properties one of which is a tape measure to see how deep the water is at the dock and the other is a compass to determine exactly where the sun rises and sets. Some waterfront home-buyers definitely want sunsets while others want to avoid the afternoon sun and prefer sunrises.  With 520 miles of shoreline and myriad peninsulas, Lake Norman offers plenty of options for either of the above and everything in between! Lake Norman Real Estate’s April 2012 Wallpaper Calendar is Here!

Without a doubt, April is my favorite month here on Lake Norman. This year’s unseasonably warm weather accentuated the annual burst of life that we enjoy every April.  Blossoms are everywhere as our trees go from sticks to fully leafed out.  Blossoming Cherry Trees (like the one above) are joined by plum, apricot, crabapple, Rosebuds and, of course, our spectacular Dogwoods.  Bright yellow Forsythia bushes and daffodils are quickly followed by the showy pick flowers of Loropedalums, Spireas.  And then, the Azaleas burst with color all over the lake shoreline.  The skis are bright blue, temperatures are mild enough for avid boaters.  Life is good! Lake Norman Waterfront Shoreline at Dusk Photo for Calendar

Awwww, another day in paradise here on Lake Norman!  I took this photo at dusk from the dock of a property I listed this past Saturday which sold with multiple offers in 3 hours! Yes, our Lake Norman housing market is improving.  (I’ll write a separate post about this sale).   Last month’s calendar photo was a main channel view.  This photo is of a very wide cove which opens to the main channel.  The homes in the photo are located in Connor Quay, a small luxury gated community adjacent to The Peninsula in Cornelius.  The benefit of a location like this one is that you have stunning views including sunsets but you are off the main channel far enough to be spared from the wear and tear on your dock and the noise at peak boating times in the summer.

This photo was taken just a bit later and I turned towards the main channel but I was standing in the exact same spot as the photo above. Continue reading

Lake Norman Real Estate’s February 2012 Calendar is here!

 I was previewing Lake Norman waterfront properties last week on a spectacularly beautiful day and decided to take some photos.  This is about as good as it gets for what we call “main channel” views.  At the southern portion, the main channel of Lake Norman widens out quite a bit which creates these vast, wide open water views.  As you travel to the north side of the Brawley Peninsula, the main channel narrows a bit and curves around our many peninsulas making the main channel views quite different; a bit more private.

Wow, I can’t believe December is here!

In the Lake Norman area our gorgeous hardwood trees are now bare and most of our perennial flowers are going into hibernation for the winter.  But, our Fescue lawns are still bright green and pansies bring new color to entrances to subdivisions and shopping areas.

Looking Glass Rock in the Blue Ridge Mountains

As beautiful as it is right here in Lake Norman in October, taking a trip up to the Blue Ridge Mountains to see the fall colors is a ritual for many folks who live anywhere near the Appalachian Mountains.

If you live in Lake Norman, the mountains are only an hour and a half away so you can easily make it a day trip if you are limited in time.  My favorite town is definitely Asheville which is not only at the Blue Ridge Parkway but where you can also enjoy a visit to The Biltmore or a stay at the beautiful Grove Park Inn. According to the Asheville Fall Color Forecast the trees are just starting to turn due to the later warm weather. Continue reading

 It’s July in beautiful Lake Norman which is obviously a glorious month to enjoy boating and water sports.  But, hey, go fly a kite!  With the breezes on and around the lake, all you have to do is find a spot without trees (which may be a bit of a challenge given our abundance of gorgeous trees) and off they will go.  I haven’t tried to fly one off of our boat but since windsurfing and sailing are so successful I have to believe flying kites from a boat would be great fun too. Before moving to Lake Norman in 2005, I had no idea how big golf was in the Tarheel State.  (North Carolina of course!).  I’m sure it has something to do with the fact that I don’t play golf but, in any event, even I am impressed with the number and variety of beautiful golf courses surrounding Lake Norman.  From the Greg Norman designed course at The Point, The Peninsula Club  in Cornelius and other prestigious courses to the public courses like the one in Mooresville, one can’t drive too far without seeing glimpes of the expansive lush, green grass of a golf course. May is the month when Lake Norman truly comes back to life.  We have already had some days in the high 80 degrees this year and I now hear the familiar sound of happy squeals of children as they ride behind their parents’ boats on various tubes and make-you-dizzy contraptions.  From sailing to kayaking to Jet Skis, Lake Norman has entered its boating and recreational season which usually lasts well in to October.

Most boat owners who have wet docks will either have lifts to keep them out of the water in the winter or, if a pontoon boat, we leave them in the water year-round.  Either way, it is easy to move into action as soon as weather permits! Continue reading

One of the best discoveries I have made since moving to Lake Norman NC has been the abundance of wildlife we have; from the gorgeous and great variety of birds to deer, squirrels, chipmunks, raccoon, bunnies, and even an occasional fox, beaver and muskrat to name a few.  An avid gardener, I have such fun working in my Certified Wildlife Habitat garden!

For me, the easiest and most satisfying additions to a Lake Norman garden are the many plants that attract butterflies like, of course, Butterfly Bushes, Lantana, and Cone Flowers.  Many times overlooked but equally as important are the butterfly host plants like the Milkweed/Butterfly Weed shown above.  These serve as home to the caterpillars who create their cocoons on these easy-to-grow plants.

My life here in Lake Norman actually started with a photo very similar to the one above.  When I think back it is amazing to think how a photo of wild horses on the beach in the Outer Banks would change my life.  The photo inspired my discovery process about the state of North Carolina (We were living in California at the time and had no thoughts of moving) which resulted in our move to Lake Norman less than a year later!

The beaches along the coast of North Carolina are particularly striking to me because of the windswept look of their beautifully clean sand and sparkling ocean. From kite flying to hunting for seashells to just sitting and enjoying the gorgeous views, our North Carolina shorelines are just another reason to move to Lake Norman! Continue reading

 One of the wonderful benefits of this unusually cold winter has been the absolute plethora of birds feeding in my Lake Norman Wildlife Habitat garden!   From yellow finches (a bit drab right now) to gorgeous bright red Cardinals to Woodpeckers with their stunning red heads, it is such fun just looking out the windows.  While we have had Blue Birds nest here in the spring, I have never seen the males such a brilliant shade of blue as they are right now.  They were my inspiration for this month’s calender.  Hopefully it will remind you all that spring is just a few months away!  Lake Norman is known for its remarkable sunsets.  As a matter of fact, many of my Lake Norman waterfront buyers will choose a west facing home just for the opportunity to enjoy daily, spectacular sunsets.

But, don’t under estimate our sunrises either!  I took this photo last fall early one morning.  As is sometimes the case, at dawn the lake is blanketed with a beautiful foggy mist.  (As in my photo below).  When the sun rises, the mist gives way to a crystal clear sheen as in my photo above.
