Lake Norman Real Estate Market Reports

Mooresville Home Sales are HOT!

I had a friend ask me if I would do a sales analysis of Mooresville’s 28115 zip code because this area is not a part of my Lake Norman market reports.  I said sure!  Just to clarify, area 28115 is almost entirely the Town of Mooresville and is east of I-77.  Almost all of the portion of Mooresville on the Lake Norman side of I-77,  which has zip code 28117,  is considered Mooresville but is actually in Iredell County and does not receive any services like sewer, water etc. from The Town of Mooresville.  The Town of Mooresville even has a separate school system.  Confusing? Yep!

First, I took a look at their total annual sales comparing 2016 to 2015:

Town of Mooresville Market Report 2016 vs 2015

*All date is from the Charlotte Multiple Listing service

So, as you can see, Mooresville’s number of homes sold in 2016 was 14% higher than 2015, the average sales price was 8% higher than 2015 but the days on the market was just about identical.

Next, let’s take a look at the past 6 months in more detail:

Mooresville’s Christmas Parade 2010

Christmas Parade in Mooresville

Mooresville’s Christmas Parade is before Thanksgiving?  Yep, it is this Tuesday, November 23rd starting at 3:30.  It is a long story, but I guess each town around Lake Norman and Charlotte was designated a different week for their parades and Mooresville ended up with the Tuesday before Thanksgiving!

This year is the 66th Annual Mooresville Christmas Parade which just keeps getting bigger and better every year yet organizers work hard to make sure it retains its ‘home town’ feel.  There will be 144 entries including floats and performers traveling down Main Street in Historic Downtown Mooresville starting at the Town Hall and heading south until about Wilson.  These will include 5 marching bands, Scout troops, dance schools, floats and Santa!

12,000 – 15,000  of our local residents come out each year to enjoy the fun so get there early, especially if you want a good spot in the heart of Downtown.

Be sure to bring a toy for Toys for Tots who will have a collection location at Main Street and Moore Ave. from 1:30 – 6 pm

The Mooresville Christmas Parade is put on by the Mooresville Convention and Visitors Bureau.  For more information, call 704.662.8210.

New Restaurants and Retail News in Mooresville Lake Norman!

Driving around our Lake Norman community of Mooresville, you wouldn’t really know that there is a recession going on.  The widening of Brawley School Road and the new Exit 35 are now well under way, teasing us into thinking they will be completed before their scheduled summer of 2011. Bike lanes, side walks and landscaped center dividers are taking shape too!

While some of the big projects like Langtree at the Lake have yet to show signs of activity, a number of wonderful eateries and shops have opened or are due to open very soon:

Historic Downtown Mooresville is Happening!

  • JJ Wasabi’s at 183 N. Main Street has been open for about 6 months and has added a lot of energy and great food to our Historic Downtown Mooresville.  Thank you Joel!
  • The Daily Grind, one of my favorites, has successfully opened their second location  at 170 N. Main Street. (Their first location is on Brawley School Rd at Canvasback).
  • Epic Chophouse will be the newest restaurant to open in downtown Mooresville.  Owned by one of the co-owners of Mickey and Mooch in Huntersville, It will be “a blend of upscale and casual fare…and an awesome value too”.  It is located in the old Soiree building and is supposed to open in a few weeks!
